Monterey Estates North is located on the picturesque North Hill of Brandon; one block off 18th St. directly North of the original Monterey Estates and Northern Piles Golf Course and east of Kal Tire just off Clare Ave. Because the community is within city limits it offers all the amenities of city living including fire departments, medical services, ambulance services, etc.

Sizes of lots vary but are approximately 47’ to 56’ wide x 110' deep. There is ample room for homeowners to have a garage, deck, sunroom, patio, shed, garden, and flower beds.

Lot maintenance is the responsibility of the homeowner. Many homeowners choose to take care of their own yard mowing and snow removal but there are many companies that will take care of mowing and snow removal for you. The monthly cost depends on the size of the yard for mowing and the size of the driveway, sidewalks and steps for snow removal.

At this time there is no RV, boat, and golf cart storage compound available in Monterey Estates North.

Connection to TV and internet services are available and is the responsibility of the homeowner. You are welcome to source your preferred TV or internet provider!

Patios, sunrooms, garages, and all exterior structures are to be built of the same material as the manufactured home itself and must enhance the general appearance of the site. Decks must be built to Monterey Estates and City of Brandon specifications. Requests for additional structures and decks must be submitted in writing to Sunridge Homes management for approval prior to the commencement of any work. Additions must receive written approval from Sunridge Homes management and be completed within a specified time.

Monterey Estates North neighbors at Monterey Estates have a 5,088 sq. ft. recreational facility. That is open to Northridge Estates residents. The center has a banquet room as well as an intimate 2,088 sq. ft. games room or lounge area where residents go to enjoy a game of pool, cards, cribbage, cable television on a big screen TV, exercise equipment, and more.
The complex is run and organized by a committee of residents. There are organized events such as cribbage and pool tournaments, exercise classes, as well as monthly potluck dinners, and much more!
In addition to the onsite facility, Monterey Estates North is next to the picturesque Northern Pines Golf Course. Less than five minutes away is one of Brandon's largest recreational facilities, the Sportsplex which offers a variety of programs including swimming, racquetball, and an outdoor track for walking.

If you leave home for an extended period of time, if requested, Monterey Estates North management will check your home every Monday and Friday to make sure you don’t come home to any unpleasant surprises.
